Abu Dhabi Living Costs: Monthly Budgets and Move-in Cash

For these Abu Dhabi scenarios, plan about AED 6,800 a month for one adult, AED 10,400 for a couple, or AED 19,750 for a family of 4. Start with your rent ceiling and school bill.

These are chosen planning budgets, not city averages or salary recommendations. They include the housing charge, separate cooling and everyday spending. Family costs include school transport and supplies.

Budget scope: non-UAE-national tenants in unfurnished apartments. The family has children aged 6 and 9 in British-curriculum Year 2 and Year 5, sharing one bedroom.

Medical cover: the employer pays employed adults’ premiums in these examples. Dependent insurance and visas are extra. Car ownership, flights, childcare, debt and savings are outside these totals.

Rent, utilities, cooling, food, mobile and the discretionary buffer are allowances. Transport combines published pass prices with a taxi allowance. Annual bills are spread across 12 months for planning; their payment dates remain separate.

The single adult works locally; both adults work in the couple example. The family has one working adult and a spouse making local journeys. All assume public transport works for their actual home and workplace.

Rent reference: one Al Reef Downtown two-bedroom advertisement showed AED 90,000 a year, unfurnished, 1,150 sq ft, in the snapshot captured on 11 September 2026.

That individual asking price informs the family allowance. The studio and one-bedroom figures are chosen limits, not observed market rates. None of these figures guarantees an available home or four-cheque agreement.

Housing charges and cooling

Abu Dhabi’s municipality fee is 5% of the higher of rent or the rental index, collected across 12 months. These examples assume the index does not exceed rent.

The AED 300 annual registration provision is a chosen lease-administration reserve, not an official Tawtheeq fee.

Utilities: AED 250, 350 and 550 are chosen electricity/water/service-charge allowances for nonnational apartment households. They are not TAQA tariff calculations. Replace them with the account category and usage for your home.

Cooling: AED 250, 350 and 500 separately cover assumed fixed, consumption and tax charges. If cooling is included in rent, remove that provision.

If your air conditioning runs on your electricity meter, recalculate electricity instead.

School costs for the family

Al Basma British School’s 2026-2027 fees provide one British-curriculum example, not an education recommendation:

  • Tuition: Year 2 AED 27,840 + Year 5 AED 32,940 = AED 60,780 annually.
  • School bus: AED 10,000 for both children, assuming their home is served.
  • Supplies provision: AED 1,800 for both children. This allows AED 600 per uniform and AED 300 per child for stationery.

The approved sheet lists uniforms at AED 500 each and includes educational resources in tuition. The extra uniform and stationery amounts are planning cushions.

Annual school budget: AED 72,580. Optional trips, clubs, canteen purchases and learning support are extra. The school bus is included here; public-transport passes do not replace it.

Food and connectivity

The grocery allowances are AED 900, 1,500 and 2,400. A small identical basket used for both city budgets provides a price anchor:

Home internet uses e& Home Wireless Advance: AED 229 plus 5% VAT = AED 240.45 monthly, before introductory discounts, with a 12-month commitment. Mobile is a chosen AED 100 per adult.

Cash to set aside before moving in

The monthly total is not your moving budget. These envelopes assume four equal rent payments and include the first payment, deposits, setup, basic furniture and one month of running money. All amounts below are AED.

Deposits assume 5% of rent for the landlord + AED 2,000 utilities + AED 1,000 cooling. These are chosen reserves, not provider quotations. Refundable money is tied-up cash, not a monthly expense.

For the single/couple, brokerage allowances are AED 3,000/4,000; moving/furniture AED 3,000/5,000; utility/cooling setup and cards AED 750/900. Their annual administration provision is also AED 300 each.

Family school start cash is AED 24,312 first-term tuition + AED 4,000 bus + AED 1,800 supplies.

The term schedule requires advance payments. Registration credited to tuition is not added twice; no separate application charge is assumed.

The envelope excludes temporary accommodation, travel and immigration costs. If the family rent is payable in one cheque, its envelope rises to AED 149,967.45 with everything else unchanged.

Three decisions that change the result

  • Map the commute first. A Hafilat 30-day pass costs AED 95 for local/suburban services, excluding intercity travel. Budgets allow 13 passes per adult in year one, plus taxi allowances of AED 200/400/500 respectively.
  • Separate school benefits. Employer-paid tuition alone removes AED 5,065 monthly from the family plan. Bus and supplies still cost money. Confirm the benefit’s annual cap and reimbursement timing in the written package.
  • Price the whole location. An extra AED 12,000 annual rent adds AED 1,050 monthly with the 5% housing charge, assuming the rent remains the fee base. Compare that with transport cost and travel time.
