If you may sponsor family in Dubai, confirm the housing document before paying a deposit. Then split the budget into cash needed at move-in and costs paid over the year. Dubai's sponsor-file service lists an attested Ejari lease or property ownership issued by Dubai Land Department. Its family-residence service separately requires suitable accommodation. Check the housing document before comparing prices
If you rent an ordinary Dubai apartment for a family plan, arrange your own tenancy contract and check that it can be registered in Ejari. GDRFA Dubai's sponsor-file page lists an attested Ejari contract or DLD-issued property ownership. It does not list a payment receipt, utility account, another tenant's contract or Dubai REST co-occupant entry as substitutes. DLD says a co-occupant receives no registration certificate and their name does not appear on the rental contract. If your case relies on other evidence, check that exact document with the authority handling your application before paying a non-refundable amount.
A monthly room, partition or bed space from a head tenant can have different documents. The head tenant may rent one or more homes and may live there or elsewhere. Ask who owns the home or has authority to let it, what written agreement names you and the exact space, and what permit or registration applies. A receipt, utility account or another person's Ejari is not your own registered tenancy. An example of the cash needed at the start
We use Property Finder's Building F15 listing, captured on 21 September 2026 and rechecked on 27 September. The page still showed an unfurnished studio of about 493 sq ft, advertised at AED 32,000 a year in four cheques. This is an asking price, not a signed contract or an area average. The example assumes an ordinary whole-apartment lease and the online Ejari channel. It does not price a room or bed-space arrangement.

The two refundable deposits total AED 3,600. Commission, Ejari, utility activation, the furniture items and delivery total AED 2,557.75. Internet is a monthly cost; only its first month appears in the starting table.
DLD's Ejari service card lists AED 177.75 online and AED 220 through a real-estate services trustee centre. This calculation uses the online channel only. The DEWA move-in guide lists the AED 2,000 apartment deposit and AED 155 small-meter activation. Replace the commission and landlord-deposit assumptions with your written offer, including tax.
Another AED 24,000 in rent remains payable: three later cheques of AED 8,000 each.
What do you pay during the year?
Dubai housing fee: 5% of this annual rent is AED 1,600 a year, or about AED 133.33 a month, shown separately on the electricity bill. It is separate from electricity and water consumption and from 5% VAT. DLD's current FAQ describes the fee and its Dubai scope. Do not count it again inside a utilities allowance.
Internet: we used the regular e& Home Wireless Advance price of AED 229 before VAT. That is AED 240.45 monthly, or AED 2,885.40 over a year. The regular rate is under a 12-month commitment; a promotion, coverage or cancellation terms may change your actual cost.
For the items calculated here only, rent, commission, Ejari, activation, the furniture and delivery, internet and housing fee total AED 39,043.15 for the year. This excludes refundable deposits, electricity/water/cooling consumption, other furniture and appliances, and moving.
If you allow AED 250 a month for electricity and water, that adds AED 3,000 annually, taking the total to AED 42,043.15 before the other excluded items. The AED 250 is a planning assumption, not a predicted bill for every home.
What could increase the amount?
- Furniture and appliances: AED 625 covers only an IKEA HAMMARN sofa-bed, VIHALS table and delivery. It does not cover a fridge, washing machine, kitchen equipment, curtains or a complete home.
- Cooling: “central A/C” does not tell you who pays. Establish the provider, account-opening charge, deposit and consumption charges for your building.
- Moving: furniture-shop delivery does not move your existing belongings. Add a mover's quote and any building move-in permit.
- Building or key charges: get any administration or access-card charge explained, including who receives it and whether it is refundable.
- Maintenance: agree who handles faults and repairs, and photograph the unit before taking possession.
Compare these items with what the home already includes. A higher rent for a furnished apartment may suit you if it saves purchases you will not need later.
What changes in Abu Dhabi?
For ordinary Abu Dhabi leases outside ADGM, check the applicable Tawtheeq registration route. The DMT Tawtheeq terms specifically cover leasable properties within Abu Dhabi City Municipality's territory: the owner or property-management company enters the lease, and registration completes only after Municipality processing and approval. DARI lists AED 50 for a new lease under the stated conditions, with a 1% charge for a contract longer than four years. Confirm the process for the property's municipality.
For tenants subject to Abu Dhabi's municipality fee, TAQA Distribution describes a charge of 5% of the higher of rent or rental index, billed monthly with utilities. It lists an exemption for UAE nationals with residential contracts for their own use. Confirm whether the fee applies to your tenancy and area.
On Al Maryah and Al Reem islands, leases use ADGM's AccessRP process, not Tawtheeq. The landlord or representative starts the contract and the landlord pays the registration fee. Treat this as a separate registration route, not a reason to copy Tawtheeq or Ejari charges into a budget for another area.

Renewal and leaving
A deposit is not automatically payable again every year. Check whether the contract requires a deposit increase, and retain the receipt for the amount the landlord already holds.
Ejari has registration or renewal charges depending on the channel. Put next year's renewal in next year's budget; do not count it twice in year one. Add any contractual renewal expense after checking who pays it.
When leaving, settle rent and utilities and document the handover. Deposit refunds depend on settlement and contract terms, so do not assume the refund will fund your next deposit before you receive it.
